The text is that of the undated 1925 Abridged edition (28 chapters rather than 40), which begins "Adam Salton sauntered into the Empire Club, Sydney, ...".

The 1925 abridgment has been published many times as the original, or as dated 1911, and sometimes published with a statement such as "First published by William Rider & Son in 1911", which is true of the <b>original novel in its 1st ed.</b> (<a href="http://www.isfdb.org/cgi-bin/pl.cgi?291496">see at ISFDB</a> with linked view at HathiTrust).
As of June 2019, several ISFDB publication Notes include one item that begins "Abridged edition", such as the above.</Note>
